Impound, or Reserves

The portion of a borrower's monthly payments held by the lender to pay for taxes, hazard and mortgage insurance, lease payments, and other items that will come due

Income approach

The method of estimating the value of a property by calculating its generated income

Income property

Real estate developed for the purpose of generating income

Indemnify

To provide for compensation in the case of loss or damage to property

Indemnity

The statement of terms under which loss or damage to property will be compensated

Index

A published interest rate used by lenders to compare the interest rate for an adjustable-rate mortgage (ARM) with that earned by other investments (e.g., the yield on Treasury bills, interest rate on loans from savings and loans institution, etc.), as a result of which the ARM interest rate is adjusted

Ingress

The right to enter on or over a piece of property

Insurable Title

A property title which an insurance company is willing to insure against possible claim

Installment contract, or Contract for deed

A contract for the sale of real estate whereby the buyer is in possession of the property while paying off the purchase price in periodic installments, despite the title being retained by the seller until the future date of final payment

Insured closing letter

An indemnity provided by a title insurance company to a lender, whereby the title insurance company assumes responsibility in the case that the closing agent does not fulfill the terms of the loan, or misappropriates the loan proceeds

Insured mortgage

A mortgage that is protected by the Federal Housing Administration (FHA) or by private mortgage insurance (MI) so that if the borrower defaults on the loan, the insurer compensates the lender the lesser of the loss incurred or the actual insured amount

Interest rate buydown plan

An arrangement made for the initial years of a mortgage whereby the seller (or any other party) deposits money into an account that is then released toward the monthly payments on the mortgage, thereby bringing the mortgagor's interest rate down below the actual interest rate

Interest rate ceiling

The maximum interest rate for an adjustable-rate mortgage (ARM), as specified in the mortgage note

Interest rate floor

The minimum interest rate for an adjustable-rate mortgage (ARM), as specified in the mortgage note

Interim financing

A temporary or short-term loan, often made during the construction phase of a building project, and usually replaced by a permanent long-term mortgage

In testate

The condition of dying without leaving a will. The description of an estate without a will

Involuntary lien

A claim or charge against property placed without the consent of the property's owner

There is a lot of new language associated with the trends in today's Nevada County real estate based on the overwhelming influence that short sales and REO / bank owned properties have on the market. 


Grass Valley Short Sale Homes and Grass Valley Short Sale Land can both be classified as Grass Valley Short Sale Estates while Grass Valley REO (Real Estate Owned) Homes, Grass Valley REO (Real Estate Owned) Properties can be either Grass Valley REO (Real Estate Owned) Land or Grass Valley REO (Real Estate Owned) Estates which both fall under the terminology Grass Valley REO (Real Estate Owned) Real Estate or Grass Valley REO (Real Estate Owned) Property. 

Another way to look at it is that Grass Valley Bank owned Homes and Grass Valley Bank owned Land fall under the following categories Grass Valley Bank owned Properties and Grass Valley Bank owned Estates. The difference between the short sale category and the Grass Valley Bank owned Real Estate or Grass Valley Bank owned Property is that the lender has already completed the foreclosure process and now owns the property outright. 

The other classification of Grass Valley Foreclosure Homes and Grass Valley Foreclosure Land is that during the foreclosure process when the homeowner still is the legal title holder even if they have not been making payments to the lienholder then the foreclosure process has been started with the delivery of a notice to perform the Grass Valley Foreclosure Properties can then be considered in the foreclosure process in which
Grass Valley Foreclosure Estates and Grass Valley Foreclosure Real Estate become Grass Valley Foreclosure Property in process. 

After completion of the Grass Valley Foreclosed Homes process the Grass Valley Foreclosed Properties are now considered Bank Owned or REO – Real Estate owned including both Grass Valley Foreclosed Land and Grass Valley Foreclosed Estates which again fall under the category of Grass Valley Foreclosed Real Estate and or Grass Valley Foreclosed Property. 

After the homeowner misses a payment the lender usually follows the foreclosure process of delivering a notice of default for Grass Valley Notice of default Homes and Grass Valley Notice of default Land and while processing the foreclosure these Grass Valley Notice of default Properties or Grass Valley Notice of default Estates fall under the categories of Grass Valley Notice of default Real Estate and Grass Valley Notice of default Property. 

The next stage to the foreclosure process is to record a notice of trustees sale. In that event Grass Valley Notice of trustees sale Homes and Grass Valley Notice of trustees sale Land become Grass Valley Notice of trustees sale Properties or Grass Valley Notice of trustees sale Estates again falling under the categories of Grass Valley Notice of trustees sale Real Estate and Grass Valley Notice of trustees sale Property. 

The same could be said of Nevada City Short Sale Homes and Nevada City Short Sale Land with the only difference being that Nevada City Short Sale Estates or Nevada City Short Sale Real Estate is located in Nevada City California. 

In this case the lender of Nevada City Real Estate has completed the foreclosure process then the Nevada City REO (Real Estate Owned) Homes and Nevada City REO (Real Estate Owned) Land become categorized as Nevada City REO (Real Estate Owned) Estates and Nevada City REO (Real Estate Owned) Real Estate. Another way to look at it would be to consider the Nevada City Bank owned Homes and Nevada City Bank owned Land as Nevada City Bank owned Properties or Nevada City Bank owned Estates both of which can be considered Nevada City Bank owned Real Estate or Nevada City Bank owned Property. 

When the process of foreclosing is still taking place Nevada City Foreclosure Homes or Nevada City Foreclosure Land are considered Nevada City Foreclosure Properties and or
Nevada City Foreclosure Estates to be considered Nevada City Foreclosure Real Estate also known as Nevada City Foreclosure Properties.  

After the process is complete for Nevada City Foreclosed Homes and Nevada City Foreclosed Land the Nevada City Foreclosed Properties can be considered bank owned Nevada City Foreclosed Estates, Nevada City Foreclosed Real Estate or Nevada City Foreclosed Property.
During the foreclosure process Nevada City Notice of default Homes and Nevada City Notice of default Land are determined to be Nevada City Notice of default Properties also known as Nevada City Notice of default Estates which fall under the category of Nevada City Notice of default Real Estate or Nevada City Notice of default Property. 

The final stage of Nevada City Notice of trustees sale Homes and Nevada City Notice of trustees sale Properties is that the Nevada City Notice of trustees sale Land and Nevada City Notice of trustees sale Property go through the sale process and become Nevada City Notice of trustees sale Estates or Nevada City Notice of trustees sale Real Estate.
